For serviced apartments

Know which stays are worth taking.

Revenue management for serviced apartments: we price every apartment, every night, with length of stay built into the rules, bring corporate and long-stay guests direct, and keep cleaning and arrivals to the standard reviews reward.

What owners tell us, and what we do

Long stays block your best nights

A two-week booking at a discount can sit across the weekend you'd have sold for twice the rate.

What we do: Length-of-stay pricing set night by night, so a long stay doesn't take a weekend worth more.

Short stays cost more than they look

A one-night stay pays for a full clean and linen change. At the wrong rate, it barely pays at all.

What we do: Minimum stays and short-stay rates that pay for the clean.

Corporate guests book somewhere else

Companies that send people every month book through travel agents and portals that never mention you.

What we do: Direct corporate rates for the companies already sending you guests, and a stay built for longer than a weekend.

How it works

From first call to first rates in ten days.

  1. Week 1

    Review

You get a 90-day plan that shows what each change is worth. We build it from your goals, 12 months of your data, your comp set, your listings and your reviews. Then you decide.

  2. Day 10

    Price

If you go ahead, your first rates go live. From then on we set them every day, night by night, within rules you agree.

  3. Months 1 to 3

    Market and serve

We work alongside your team to bring more guests direct, fix your listings, turn your reviews into a list of fixes and train your front office.

  4. Every month

    Report

A clear month-end report and a call: what happened, what it was worth, and what we do next.

Nothing new to install. We work in the systems you already use, with our own logins, so every change is visible to you.

Sample case study: RevPAR up 12.6% in four months.

Sample Hotel is an example property, not a client. It sold out every weekend but ran midweek at half full. This is how we'd report taking on its pricing, listings and arrivals.

The challenge

Weekend rates were set months ahead, so the last rooms went cheapest. Tuesdays averaged 54%, Booking.com brought 41% of nights, and the same complaints came up in review after review.

What we did

  • Revenue management

Weekend and event rates set daily, minimum stays on event nights, and corporate rates to fill midweek.

  • Marketing

New Booking.com photos and content, rate parity fixed, and Google hotel ads pointing to the website.

  • Service optimisation

Reviews analysed every month, a list of fixes for the team, and an upgrade offer at every arrival.

Questions

What owners ask us.

Can you set different rates for long stays?
Yes. Length-of-stay pricing and minimum stays are part of the daily rules, so a long stay is priced on what it displaces, night by night.
Do you work with management rights properties?
[Your answer: whether you work with letting pools, and how you report to lot owners. One or two sentences.]
Which systems do you work in?
The property management system and channel manager you already use, with our own login. The hotel technology page lists the systems we know best.
